REQUIRED DOCUMENTS PER YOUR SPANISH MORTGAGE
The majority of mortgages in Spain are based on proof of income. The proof of income requirements are different for each category (see below).
Personal Information ( required always if you are employed or self employed)
- Application form signed by all applicants. (click here to download it).
- Passport photocopy of each applicant.
- Photocopy of N.I.E. number (It is also important to note that anybody going on the title deed and/or mortgage must obtain an NIE number from the Spanish authorities BEFORE being able to complete the purchase. These must be applied for in person in Spain at a suitable police station. Please discuss this with your lawyer before you leave Spain. )
If employed
- Last 3 months payslips.
- LAST INCOME TAX DECLARATION ( called P60 in UK)
- 3 Last months bank statements.
If self employed
- Last Tax return
- Last 3 months bank statements
- Certified letter where your Chartered Accountants declares your total incomes per year. (we have a format which the banks will accept)
- Last year Company Accounts filed (if applicable)
Required documents from client/ estate agent
- Deed of Property copy
- copy of the nota simple
- Private purchase contract or booking contract.
- copy of the payments done to the vendor part.
- copy of the last IBI ( local rates).
Subrogation (remortgage)
- Copy of Property Deed.
- Last 6 payment slips of current mortgage.
- Mortgage deed.
Also note that an increasing number of Spanish lenders will ask you for a recent Experian credit file. You can obtain your credit report online in www.experian.com
